澳洲买地造房子House&Land Packge,你了解多少?(详细)

大多数人到澳洲都想要一个有土地的房子,House & Land Package顾名思义就是房屋和土地一起打包出售,这是澳洲市场上期房的一种主要购买方式。

为什么要土地和建房打包出售?
对于大多数买家而言,盖房子是一个很陌生的领域,需要和designer、builder、plumber、painter等各个方面打交道,如果谁能把整个过程坚持下来,那么恭喜你,你可以自己都可以出来接活儿了。
所以卖方提供House & Land Package这样的service来方便买家,买家需要做的事情就是先选择好地,然后卖方会根据买方的想法拿出房子的construct plan供其参考,买家可以对plan提出自己的意见,卖方再进行修改,直至达成一致并按买家意愿建好房子。

买地建房(House & Land package)合同和付款流程:

1. 这种类型置业需要履行土地和建筑两份合同,签署土地合同时需要支付土地价格的10%,签署建筑合同时需要支付建筑价格的5%-10%为首付款。

2. 到土地交接时,买家需要支付10%或20%的地的首付(视贷款额度来定)并且开始支付80%或70%地的利息

3. 土地交接后,建筑商收到政府的建筑许可(Building Permit)后开始动工建房,共五个阶段即:地基,框架,封顶,装修和完工,整个周期单层6-8个月双层10-12个月。

土地交割后付款方式如下(通常情况):

地基做好后,买家需要支付建筑价格的10%。
框架做好后,买家需要支付建筑价格的15% 。
封顶做好后,买家需要支付建筑价格的35% 。
装修完工后,买家需要支付建筑价格的25% 。
完工交房时,买家需要支付建筑价格的10% 。

需要注意的是:每笔费用都有银行直接拨给建筑商,每拨一笔费用,买家则需要多还那一笔费用的利息,直至交房,买家开始正常还整个房子(土地+房屋)的利息

“买地建房”的优势:
1. 节省大量的印花税。买地再建房仅按土地价值来交印花税,不征收房屋部分价值的印花税;而买一样总价位的现房是按总价来交印花税。
2. 自己选地造房可灵活选择自己心仪的户型及装修标准,而购买现房往往是开发商直接给业主定好交房户型及标准。
3. 可灵活跟建筑商确认造房开始时间及交房时间。
4. 资金准备时间比较充裕。可分期交房款,购买现房则需要马上付全款。

House and Land Purchase Process and Payment Procedure

House & Land package buyers need to sign two separate contracts, the land contract and the construction contract. Queensland Government allows the buyer to pay stamp duty for the land value only, so buyers can save stamp duty for the building.

The entire payment process for purchasing house and land package is as follows:

1. Buyers need to pay 10% deposit for the land contract land prices, and pay 5% -10% of the building price based on the building contract.

2. When the land is settled, buyers needs to pay another 10%-20% of the land price (subject to the amount of the loan amount).

3. After the settlement of the land, builders receive building permits from the government. And they can start to build the building. The entire building process is divided into five stages for completion: the foundation, frame, cap, decoration and stage of completion.

After land settlement the payment is as follows:

1. After the foundation of a house is build, buyers need to pay 10% of the building cost to builders.

2. After framing stage, buyers need to pay 15% of the construction price.

3. After lock up stage, buyers need to pay 35% of the construction price.

4. After the completion of the renovation, the buyer need to pay 25% of the construction price.

5. Submitted at completion, buyers need to pay 10% of the building cost.

Note: the cost of each item the bank has allocated directly to builders. buyers are also of interest that require multiple fee until submitted, buyers began to normal yet the whole house (land + house ) interest, general construction period of 5 to 7 months to be completed
